GRAMERCY IS MORE THAN A HOUSING COMPLEX
It's a neighborhood, and any good neighborhood has gathering places and spaces to be who you are but also be part of a community.
Gramercy offers a fresh living style and a freedom that comes with a managed community. Two fitness gyms along with dry saunas, a dipping pool and clubhouse with a tornado shelter provide residents choices usually reserved for metropolitan areas.
Three phases of Gramercy will comprise 100 unit ownership trusts (condos is the common term) and these take the shape of town homes, cottages, bungalows, and tiny cottages. The town homes at Gramercy Park in New York City built 150 years ago were the inspiration for phase I. Gramercy Park is a 2 acre neighborhood in Manhattan, referred to in John B. Pine's 1921 book, The Story of Gramercy Park: "...Gramercy Park represents one of the earliest attempts in this country at city planning."
Gramercy Lofts Homeowners' Association maintains landscaping, pool, fitness gyms, driveways and clubhouses. The fee for owners is $165 monthly. This fee funds the following services: 1. water, sewer & trash 2. lawn & landscaping 3. management and maintenance of clubhouses, parks, gardens, and walking trails. 4. management and maintenance of fitness gyms, sauna, and pool.
HOLLYWOOD FOOTPRINTS
Ordinary folks and movies stars enjoy the Gramercy community. In summer of 2012, the producers of the movie, "August: Osage County," toured Gramercy. They loved our neighborhood and leased eleven town homes in the 2023/2031 buildings. The cast talk about their experience gathering at Meryl Streep's town home at Union Square, 2023 se Nova ave, Unit 5, where she cooked stuffed chicken with goat cheese while watching the election debates together with the cast of the movie. The cast included the following actors and actresses who all stayed at Gramercy for nearly three months: Benedict Cumberbatch, Abigail Breslin, Ewan McGregor, Julia Roberts, Meryl Streep, Juliette Lewis, Dermot Mulroney, Margo Martindale, Sam Shepard, Chris Cooper, and Julianne Nicholson.

NORTH GYM & POOL HOUSE - The original gym at Gramercy Town Homes features a small workout gym with a treadmill, two elliptical machines, two stationary bikes, a multi-machine for lifting and conditioning, a dumbbell lifting area, and a dry sauna. Our small dipping pool and layout deck is just outside the back door of this clubhouse and gym, along with a putting green.
WEST GYM & SAFE ROOM - Our new gym will feature more open space with a wood floor for yoga, group workouts, a dry sauna, and a storm shelter safe room.
WALKING TRAILS AND HAMMOCKS
ROOM TO RUN AND A PLACE TO BELONG Green space with a lawn to lounge in a hammock on a lazy Saturday or throw a frisbee. Stretch your legs and take a stroll on the walking trails that sprawl through the community or grab a community bike and ride the Pathfinder Parkway, just a couple blocks away. Don’t miss the swings, benches, and community gardens for the green thumbs in your family.

An 8-acre tract has been added south of Gramercy 2nd Addition. This 3rd phase of our Gramercy Community features a cluster of tiny homes, more cottages and bungalows, a fishing pond, several pergolas with sitting benches alongside a walking trail, basketball and pickleball court and neighborhood common gardens.
